Audley Ellerslie

Following flood damage at Audley Ellerslie, a premium retirement village, we were engaged to deliver a full electrical refurbishment of the library and commercial laundry.

The Brief

Audley Ellerslie, a retirement village known for its premium facilities, experienced flood damage that affected both the resident library and the main laundry area. The goal was straightforward: reinstate these key communal areas as swiftly and safely as possible.

We were already well known to the site management, having carried out extensive work across the development. Previous projects included EICRs and planned maintenance in communal areas such as the gym, restaurant, and pool, which meant the client trusted us to handle the refurbishment to the same high standard.

This job required quick turnaround with full compliance and minimal disruption to residents -many of whom continued to frequent the surrounding spaces during the works.

The Project

The project involved a complete rewire of the library, including new distribution and all power and lighting circuits. In the laundry, the focus was on ensuring the large-capacity washing equipment could be safely brought back into service with suitable protections.

As part of the works, absence detection was installed on lighting circuits in the library -ensuring energy efficiency and reducing the risk of lights being left on in unattended areas, a key safety and operational consideration in retirement environments.

Works took place over three months, with ongoing access to the site by residents. Located off the main dining room and bar, the library was a visible and high-traffic area during the project. This required careful sequencing, resident consideration, and frequent interaction with the Zenith site team to coordinate trades and prevent delays.

The Outcome

The refurbished library and laundry were both reinstated fully and safely, on time and to specification. Residents regained access to a key communal area, and laundry services resumed with no further downtime.

Our ability to work around live operations, stick to the schedule of works, and coordinate with the main contractor meant the project was delivered smoothly, with minimal fuss. All work was completed within the agreed budget and timeframes.

While formal feedback was not yet collected, on-site teams reported positive responses from the client and management.
